With the intent to persuade the building owners to reexamine the course of their project, our office proposed to improve the current scope with an approach that recognizes both the Gothic Revival (Victorian) period, a dominant style in the neighborhood, and current market rate housing trends. Because of these considerations, the two flats are designed as luxury apartments and organized into two zones. One that contains a parlor and related functions in one room street side, an arrangement that accommodates contemporary living styles, and the other to the rear yard a more private zone that contains both a master bedroom suite and a second bedroom. Individual rooms utilize period detailing and custom casework while ceilings are conceived as an equally important element for each use, an approach that is consistent with the Gothic Revival period. Chenery Street ResidencesSan Francisco, CA | New Residence | Designed: 2015
With the task set by our client to design a duplex, a two unit residential building, each with three bedrooms, the challenge emerged quickly to arrange volumes that met local planning setbacks and height limits. The result is a three level configuration where the middle level is split, half to the lower unit and half to the upper unit. The three car garage is lowered from street level to reduce the overall building height set by planning. Stylistically, we operated within the Victorian period with attention to building technology and fine period detailing. Design competed in 2015; project unbuilt. Madrid Street Renovation

With the intent to improve their rental property, our client wanted to bring their existing Victorian (Gothic Revival) duplex into the twenty-first century by a complete renovation. Market rates had improved substantially and our office identified a real potential to capture existing interior volumes to expand rental unit size while upgrading the primary structure to meet current seismic requirements, a city wide effort undertaken by local public officials. A new three-car garage at street level now enhances rental income, and the new rental units, a one bedroom flat and a two bedroom upper duplex, more than double the original area. Also, the flat could serve as live-in housekeeper's quarters, a feature that captures more interest among those who choose to rent in San Francisco.
